Get to know your builder—you’ll be working closely with them for 12–18 months or longer. Interview them, check online reviews, and ask for references from previous clients. Your builder is a critical partner in your project and should be approachable for any detail, large or small.

You’ll enter into a building contract with your builder. There are two common payment methods:
1. Progress Claims: Payments are tied to milestone stages of the build (e.g., 15% at the completion of the frame stage).
2. Cost Plus: Used for projects where a fixed price is hard to calculate, such as complex renovations. Costs are billed periodically, with an agreed percentage for builder overheads and profit.

Variations shouldn’t be a dirty word. A good builder will have provided a detailed proposal, clearly outlining what is and isn’t included. When variations are necessary, they should be logical and easy to understand offering flexibility to adjust the scope during the project.

A quote is a 1-2 page often vague document. We like everyone to be on the same page and have no surprises. That’s why we engage first up in a pre-construction program where we get to know you and that results in upwards of 70-80 pages of detailed information about your future home.

By this stage, we’ve delivered on our promise, and a lasting relationship has formed. We offer complimentary checks at 3, 6, and 12 months to address any minor issues like a loose screw or sticking door. We also offer a maintenance program for ongoing support, such as gutter cleaning and window maintenance.

Success largely depends on thorough planning. While we can often start sooner, projects that lack pre-planning and proper scheduling may face delays and incur extra costs due to last-minute decisions. It is common that any time saved cutting corners in pre-construction is quickly lost and often at a cost of both time and money.

Once Project Estimates are established, we encourage you to speak to a lender as early as possible. Ensure they agree with your builder’s payment terms and ask how long they will require to approve your loan once the building contract is signed.
